Many owners overlook the importance of having a dedicated Construction or Property Manager. At C.O.N.C. Advantage, we take the stress out of renovations and property oversight by providing expert supervision and a trusted in-house team.
Our licensed General Contractors, Electricians, Plumbers, Framers, and specialized technicians are ready to handle every aspect of your project—ensuring quality, efficiency, and accountability from start to finish.
- We have a marketing team that handles all marketing of each property.
- Attached are many of the websites that each property will be posted/advertised on when available to lease.
- All showings and scheduling with tenants will be through our team of licensed agents.
- We require a possible tenant to complete and pay for a thorough application process which includes a credit check report and criminal background report through Rentspree. We also collect 2 or 3 month bank statements or proof of funds in addition to copy of the driver’s license. If needed, we will request tax returns. Each individual over 18 who will be living in the house will need to complete the application. We will also call prior landlords or give the owner of the home the possible tenants past landlords contact information so they can call themselves if they desire.
Our Property Management fee ranges from 8%-12% and can include such things as collecting and processing rent, communicating with tenants, conducting annual/monthly property inspections, coordinating repairs, and responding to emergency maintenance calls.
